1) It appears that the glass door off the kitchen to the rear patio "bleeds" into the wall when you start playing, so it looks like it isn't there. However, the Sims during testing seem to go right through it, and it doesn't stop them. However, if you want to see it, go into build mode, and "grab" it. It will appear. You'd have to do this each time you play, it seems. Sorry.

2) The mini-gym. I've placed three gym items in there (the tread mill, weightlifting machine, and punching bag). However, it appears my Sim can't use the treadmill because they can't get behind it. I moved the wall right behind it in build mode by one space (keeping the bathroom door clear-you'll find out if you do so), and they could use it. If not, you can remove one of them for your Sim to use.
